Why Look at More Than One Value?

Because the internet often gives very different answers for the same home.

So Which Value Is Right?

That's the problem with online home values: there isn't always one definitive answer. Different systems use different data, assumptions and models.

Can I Use One to Price My Home?

Not by itself. Online values can be useful reference points, but pricing requires the actual property, the right comparable sales, current competition and today's market.

Why Can the Numbers Be So Different?

Different sources may use different comparable properties, update schedules and methodologies, and sometimes even different basic facts about the home.

What Doesn't the Internet Know?

It hasn't seen your home. Condition, renovations, layout, finishes, maintenance and presentation can all influence how buyers respond.

What Will Buyers See?

Prospective buyers can access many of these same online estimates when they research your property. You can't control what online home-value sites say about your home. But you should know what buyers may see.

We Only Enter the Address

We do not provide your name, email address, phone number or other contact information to third-party home-value services in order to obtain a value.

We do not create accounts or opt in to unlock additional valuation information. If a source requires that, we stop.

Depending on the property, we may research publicly available estimates and property information from sources such as Zillow, Redfin, Realtor.com, Homes.com, financial-service websites and government property records. Nassau County offers a countywide property-record resource, while Suffolk County assessments are generally maintained by individual towns. Sources and availability vary by property. We find what we can, where available.

What Does a Real Estate Agent Do Differently?

Experienced agents don't just have access to comparable sales. They know which sales are actually comparable.

They see the property, interpret the data, consider current competition and buyer behavior, and evaluate the home in the context of today's market.

Home valuation is part science and part art. If it were purely mathematical, the internet would give you one answer.

If you would like professional guidance, Portal Home Values can connect you with a trusted licensed real estate agent who understands your local market. There is no obligation to accept a referral or use the agent.
